They act as a loan servicer, and the actual investor is either the US government through Fannie Mae, Freddie Mac, VA, FHA, or by private investors through mortgage-backed securities. The banks are the face of the collateral loans, so the general public refer to them as the lenders. And most likely the ones you will be dealing with for your loan.
